This new commercial building located at 73 Remuera Road in Newmarket will house anchor tenant WaterCare Services. The development consists of 3 basement parking levels with 5 levels of office accommodation comprising some 13,000sq.m, and, will achieve a 5 Green Star rating.

Construction sequencing of the basement structure included secant piles with temporary multi-strand anchors as a means or securing the basement wall until the floor slab was in place to carry the horizontal load. A portion of the retaining wall included a requirement for internal propping given temporary anchors could not remain in the ground under the adjoining properties post-construction.

Grouting Services included within its tender an innovation that would include for the removal of the anchor strand tendon at the locations where internal propping had been proposed and was subsequently awarded the subcontract. A total of 44No multi-strand temporary ground anchors were installed and this included 25No removable compressive distributive (SW-RCD) anchors. The anchors ranged in length from 20m-25m and comprised strand configurations from 5-9No 12.7mm superstrands. Drilling was undertaken using a track mounted rig with rotary wash drilling techniques. De-tensioning and removal of the critical anchors took place successfully 12-months after the anchors were installed.

The technology for the SW-RCD anchors was developed by Samwoo, the leading representative of ground anchors in Korea. Grouting Services has a distributorship agreement to both supply and install anchors from Samwoo in New Zealand.
